Who's behind this
I'm Ben — an independent software developer. I build AI tools, and PermitScope is one of them: a system that pulls public records, runs them through scoring models I wrote, and turns the result into a per-property pack a contractor can actually use. It's a focused, independent operation — which means you deal directly with the person who built it, and I'm straight about what the data can and can't tell you.
What this honestly is
PermitScope is a curated public-records targeting and pitch-prep list, scored by AI for the likelihood a property needs work. It is a propensity read — the public record suggests the house may be due — not intent: nobody on the list raised their hand or asked for a quote.
In plain terms: these are not "qualified leads." They're well-targeted doors. Every flag is an inference from public data — a year-built window, a missing permit, a utility inventory record — and every one is worth verifying on-site before you bid. I'd rather tell you that up front than oversell it.
What you get per property
- Address, owner of record, parcel ID, year built, footprint, lot size, last sale, assessed value
- A trade-specific signal block — e.g. problem-panel-era build windows, lead service-line status, HVAC system age, roof age + storm proximity — each framed as a probability, not a determination
- The public record each signal came from, cited (permits, deeds, assessor data, EPA/utility inventories, USGS LIDAR, NOAA storm events)
- A short, plain-language "why this one" note
- An honest 0–10 score; packs are composed only from properties scoring 7 or higher
How it works
- You get a short email from me with a few flagged properties for your trade and area — attached, free, with the signals and sources shown. No sign-up, no reply required.
- If it's useful, the email links to your own offer page, sized to what's actually available in your service area right now — you can only buy a pack we can fill.
- You pick a size and pay once through Stripe. No subscription, no account.
- The pack is built from current data and delivered to your inbox automatically on payment. It's yours under standard exclusivity terms — one contractor per ZIP per trade for 180 days.
Pricing starts at $99 for 10 properties, with 20- and 50-property packs at a lower per-property rate. Your offer page shows the exact options for your area — you never overpay for inventory we don't have, and you can never buy more than we can deliver.
What this is not
- Not a SaaS platform and not a lead aggregator — it's not Angi, HomeAdvisor, or Thumbtack, and there's no shared-lead bidding.
- Not a "consumer report" under the federal Fair Credit Reporting Act (FCRA). Every inference is about the property, never the person — never about anyone's credit, income, employment, or health.
- Not to be used for any eligibility decision about an individual (credit, insurance, employment, housing, tenancy).
- Not a substitute for an on-site inspection. Every signal is a starting point to verify, not a guarantee.
